    Lot reservation fees are non-refundable and due in full upon signing the reservation agreement. All reservation fees are applied to the total purchase price of the selected lot(s) at closing. All lot reservations are required to close within 30 days of receiving final subdivision plat approval from the City of Fort Smith.

  • All residences in Preston Grove are required to be 2000+ sq. ft.

  • Yes! Resident POA dues are $1,500/year.

    Property Owner’s Association dues to cover private street, gate, and front entrance landscaping maintenance. Subdivision covenants to be filed upon final subdivision plat approval. Key architectural requirements include, but not limited to: 9’ plate height construction, LP SmartSide or James Hardie soffit/trim/fascia, 8:12 minimum roof pitch, speciality metal mailboxes, landscape lighting (6 light minimum). All residential design must be approved by the Design Review Committee prior to construction.   • Yes! Future residents can acquire 2 adjacent lots in order to create a larger buildable space for their residence. To acquire more than 2 adjacent lots, please contact the developer, Carrington, for more information regarding purchasing restrictions.

  • The development team at Carrington is working hard to complete the subdivision within the next 6-8 months. Once Preston Grove is awarded final subdivision plat approval by the City of Fort Smith, all lot reservations are required to close within 30 days. After formally acquiring your lot, future residents can begin building as soon as possible with Carrington or their selected builder.
